HK government to sell two residential plots next quarter

The government will sell two plots of land in the first quarter of next year. The two residential sites are expected to provide some 670 flats. 

Hong Kong's property market shows signs of recovery as the latest figures released by the Rating and Valuation Department indicated that the city's home price index increased for the sixth month in a row, reaching 297.3 last month. 

The government changed its strategy from the first three quarters, where only one site was put on sale each time, to now offering two plots in the final financial quarter of 2025/26.

One of the residential sites going on sale is located on Choi Ha Road in Ngau Tau Kok, which could offer 470 units.

The site on Main Street East in Shau Kei Wan is smaller, where 200 units could be built. The two plots will be offered for tender between January and March 2026.

Meanwhile, the MTR Corporation will build 1,290 flats on the site at Kam Sheung Road Station phase two, as part of the Northern Link project.

The Urban Renewal Authority's project at Kai Tak Road/ Sa Po Road, which was previously withdrawn from a land sale, is being considered for self-development by the URA. 

The project is expected to build 810 units. Two other projects by private developers will offer 190 flats.

Unveiling the list this afternoon, Secretary for Development Bernadette Linn said taking into account the estimated land supply from government land sale, MTR Corporation and URA projects, as well as private development projects, the private housing supply in 2025/26 fiscal year can produce over 15,700 flats, exceeding the target by around 20 percent.

"We are encouraged to see this overshooting because it reflects that the private market is gaining momentum and picking up again," said Linn. "We are glad to facilitate through our land sales as well, and that is why we are rolling out two sites this quarter even though we know we will possibly exceed the target."
